When working with CKN Homes our primary goal is to keep you well informed throughout every step of the construction process. Our team of skilled craftspeople, contractors, and staff will diligently communicate essential details about our fundamental procedures, advancements, and steps to design a personalized home that aligns with your requirements and desires.

This process is universal so whether you are looking for a custom home, remodel, or addition to an existing home we will help guide you every step of the way.

1. Discovery – Get to know our team and talk about your project. In this phase, we delve deep into your lifestyle requirements. Share your aspirations, ideas, and inspirations. This is a joint effort, working together to grasp your vision and figure out how we can bring it to fruition within your budget. We aim to surpass your expectations for your new home by comprehensively understanding your needs and desires for a fulfilling quality of life.
2. Confirm Building Site – If you already have your dream home site selected, perfect, if not, we can help find the ideal property together. Finding the perfect home site can depend on various factors such as location, size, price, and school district. After selecting a home site, we will work closely with you to outline specifications and establish a preliminary budget.
3. Architectural Design – Our comprehensive design-build process guides our clients from initial concepts to a fully customized set of plans. Following a thorough surveying process that includes topography and tree evaluation, our team of Architects and Designers collaborates to create plans tailored to your property and requirements. We progress through stages, starting with preliminary floor plans and progressing to custom exterior elevations and a complete construction set of plans. With complete control over the design, clients work closely with our Architects and Interior Designers. This proven program ensures successful results.
   
   If you already have construction plans or wish to source your own, we are happy to provide a bid for the project. We will work with you to gather any necessary information and provide a prompt bid, offering flexibility to explore different options if required.
4. Interior Design and Selections – Once we have a complete set of plans we can prepare a line item budget with allowance packages. We then finalize interior design selections & upgrades which will allow us to give you a build price. We will set up a selection schedule which will include a timetable for when certain selections are due. The timeliness of these selections is imperative so that the construction process is not disrupted.
5. Pre-Construction Finalization – Once all prior phases have been completed we can finalize the contract price.
   
   Before construction can begin, several steps must be completed:
   • Securing financing for the project
   • Obtaining septic engineering and permits (if necessary)
   • Acquiring building permits
   • Pre con site meeting with the construction manager
   • Finalizing selections
6. Construction – With all preliminary work completed, the excitement of construction begins. Expect ongoing communication, and progress updates with regular on-site appointments and consultations scheduled for your involvement.
7. Handing Over Your Keys – Before your home is finished, we will conduct a final walkthrough with you to make sure the quality of work meets your standards. Furthermore, all of our homes include a warranty to provide you with peace of mind.
